INDUSTRIAL ACQUISITIONS

(SINGLE PROPERTY AND PORTFOLIO)

 

Markets: Central business districts and surrounding suburban markets in the top U.S. coastal metropolitan areas.  Northern New Jersey/New York, Washington D.C./Virginia/Baltimore, Miami (Airport West market), Boston, Eastern Pennsylvania, Chicago, Los Angeles and the San Francisco Bay Area.

 

Size:     $5 to $500 Million (New Jersey)

$20 Million to $500 Million (Other Markets)

 Prefer all-cash transactions, but may assume existing financing. 

Will consider a joint venture with current ownership retaining leasing and management.    

Can structure tax deferred transactions over $100 million.  

Property Types:

Warehouse / distribution buildings

  • Single and multiple tenant facilities that offer tenants more than 30,000 sf

  • Less than 10% of office space

  • Clear height from 18’

  • Optional production/manufacturing areas

  • Adequate interior access via dock high and/or grade level doors

  • Adequate truck court for large and small truck distribution options, possibly including staging for a high volume of truck activity and/or trailer storage

Flex (including light industrial and R&D)

  • Single and multiple tenant facilities that serve tenants with needs of less than 30,000 sf

  • Accommodation of both office and warehouse/manufacturing activities

  • Larger office space and shallower bay depths than other classes of industrial facilities

  • Adequate parking for increased office use

  • Adequate interior access via grade level and/or dock high doors

  • Staging for moderate truck activity

  • Some showroom, service center, or assembly/light manufacturing component-

  • Enhanced landscaping

Trans-shipment

  • Includes truck terminals, cross docking and airport on-tarmac facilities, serving both single and multiple tenants

  • Typically has a high number of dock high doors, shallow bay depths and lower clear heights

  • Staging for a high volume of truck activity and trailer storage
